Is Northridge part of the City of Los Angeles?

Yes. Northridge is a neighborhood of the City of Los Angeles, so city transfer taxes apply in addition to the county transfer tax when a home sells.

The inherited home has tenants. Can we still sell it?

Usually, yes, but tenants have rights. Your attorney advises on notices and timing; I coordinate showings and keep everything in writing. Selling with tenants in place is sometimes the better option.

Should we fix the older Northridge house before selling?
