Encino

Local knowledge that protects you

Encino is one of the Valley's most established neighborhoods: estate homes in the hills south of Ventura Boulevard, large single-family lots in the flats to the north, and many families who have owned the same house for decades.

That long ownership is exactly why so many Encino homes end up in a probate, a trust or a divorce. Long-time owners often have a large amount of equity, and the decisions about the house carry real money and real emotion.

I'm a Certified Probate & Trust Specialist, licensed since 2002. I work with your attorney, CPA and lender, and I lead every step personally. Read more about probate & trust sales or selling a home in a divorce.

Is Encino part of the City of Los Angeles?

Yes. Encino is a neighborhood of the City of Los Angeles, so city transfer taxes apply when a home sells, in addition to the county transfer tax. On higher-priced sales the city tax is higher. I show both on your net sheet before you decide.

We inherited our parents' Encino home. Should we sell, keep or rent it?

It depends on the home, the heirs and the numbers. An inherited home may also be reassessed for property taxes, which can change the cost of keeping it. My Inherited Home Options Calculator compares all three, and I can prepare a free net sheet based on recent Encino sales.

How is an Encino home valued in a divorce?

Usually with a neutral appraisal or a broker price opinion both sides accept, based on recent comparable sales in the same part of Encino. Hillside and flats homes sell very differently, so the comparable sales have to match.
